New Council Homes - Extra Care

Leeds City Council is working to deliver 1,500 high quality council homes by 2025 to meet increasing need in the city and to deliver on our aim to be the best city to live in. Pressure on council housing stock is increasing with an average of 359 bids for each home advertised in the local area.


The proposal

The Council has appointed ENGIE Regeneration Ltd (Equans) to deliver a 63 unit extra care scheme on the site of the former Middlecross Day centre on Simpson Grove, Armley.

The total number of apartments will be subject to site conditions and planning policy and will be a mix of 1 and 2 bedroom self-contained apartments along with communal shared facilities including catered dining facilities and a hair salon.

Residents will have access to care onsite and care staff will provide support for residents with a range of care needs. The scheme will enable residents to live independently for longer.

Why this site was chosen

There is a shortage of affordable housing in Leeds, and this housing development will support the Council’s priorities of providing quality, affordable housing where it is needed.


The site was a former day centre which has been demolished so this site is in an ideal location for an Extra Care Scheme.


All homes will offer very high standards for design quality, space and energy efficiency. The homes are designed for the future, and will be designed to reduce carbon emissions; improve air quality and to help tackle fuel poverty in the city.


How to get involved

The purpose of this engagement is to let residents know that site surveys will be taking place in February and April 2022 with a view to then prepare a planning application to deliver the Extra Care facility later this year.
